Property taxes in Denver vs Aurora

Updated 2026-11-04

How do property taxes work in Denver and Aurora?

Colorado bills are based on actual (market) value from the county assessor, state-set assessment rates, and local mill levies. Starting in 2025, residential property uses two assessment rates (local government and schools). Two homes with similar sale prices can have different bills if mills or special districts differ. Always check the address.

  • Statewide method:Colorado Division of Property Taxation(as of Nov 4, 2026). For tax year 2026 residential rates listed there: 6.8% local government and 7.05% schools.
  • Denver Assessor FAQ for 2025 taxes payable in 2026 shows residential local-government assessment at 6.25% and schools at 7.05%, with example mills, and notes real property is reappraised every odd-numbered year:Denver Assessment FAQ(as of Nov 4, 2026).
  • Arapahoe County Assessor FAQs describe the same two-rate residential math (6.25% local / 7.05% schools starting 2025) for parcels in that county, which covers much of Aurora:Arapahoe Assessor FAQs(as of Nov 4, 2026). Adams County parcels need the Adams assessor tools.

Rates and mills change. Use the current Notice of Valuation and tax bill for the specific address rather than a citywide rule of thumb.

What about metro districts?

Metro districts are a Colorado-wide tool that can add mills for infrastructure. This page stays general. Central Park metro district details belong on sellingcentralpark.com.
